Arizona MLS guide

How Does ARMLS Work?

Arizona Regional MLS (ARMLS) is the multiple listing service used by participating real estate professionals across the Phoenix metropolitan area.

Sellers in Phoenix, Scottsdale, Mesa, Chandler, Gilbert and the surrounding Valley communities commonly list through ARMLS. Its footprint centers on Maricopa County and reaches into parts of Pinal County, but service areas can overlap, so the MLS for each home is confirmed from its exact address.

ArizonaFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with ARMLS or any other Arizona MLS.

How Does a Homeowner List on ARMLS?

Homeowners can't post directly to ARMLS. Listings are entered and maintained by a participating licensed brokerage. With a flat fee listing, the brokerage enters your property, photos, description and showing instructions, while you keep control of showings, offers and negotiations.

You request price changes and status updates through the brokerage, which updates the record after review. See our listing process and the overview of Arizona MLS systems.

What Does a ARMLS Listing Cost?

  • Standard, $149: six-month listing term, up to 25 photos.
  • Premium, $188: twelve-month listing term, up to 50 photos, Open House Alerts included.

These are our package prices, not fees an MLS charges homeowners. Compare details on the flat fee pricing page.

Frequently Asked Questions

Can I list on ARMLS without a full-service agent?
Yes, through a participating licensed brokerage. A flat fee listing brokerage enters the property into ARMLS while you handle showings, buyer questions and negotiations.
How much does a ARMLS listing cost?
Choose Standard at $149 for a six-month listing with up to 25 photos, or Premium at $188 for twelve months with up to 50 photos and Open House Alerts. There are no commission or closing fees from our service.
Is ARMLS the only MLS for my area?
Not necessarily. MLS service areas can overlap, and no single system is the only one a property could use. We confirm the applicable MLS from your exact property address.
Will my ARMLS listing appear on Zillow and Realtor.com?
Listing information may be shared with consumer websites through MLS data feeds. Each website decides when and how it displays particular listings.
